As we settle into the season and adjust to the recent time change, many of us are reflecting on routines, priorities, and the months ahead. I wanted to share a few updates from both business and personal life.

One highlight was helping clients upsize to their dream home while quickly selling their previous primary residence. It helped them avoid carrying two properties through winter.

I’ve been speaking with a builder-developer exploring alternative affordable housing construction methods. I’m examining whether these could be feasible in our local market.

This has reinforced how serious the affordability crisis is, especially with upcoming renewal pressure for many homeowners.

Market Update

I believe there are unique opportunities for savvy investors right now. It’s important to approach this segment with empathy, because the goal should be providing real housing solutions.

If the numbers work, you can end up with grateful and reliable tenants.

Compared with the GTA, our local market is showing more choice. We’re seeing a shift away from condo-heavy builds toward purpose-built rentals.

We’re also seeing more people sell homes and move into rental communities, including 55+ options. That can offer convenience, but it may also burn through savings faster due to higher monthly costs.
