Emerald Meadows and Trailwest carry the largest pool of active listings of any Ottawa neighbourhood right now — a deep, family-oriented west-end market with a median asking price in the low-$600Ks. Here is what is currently for sale and how sellers are pricing it.

The Deepest Pool of Listings in the City

Of every neighbourhood I track across Ottawa, Emerald Meadows and Trailwest currently hold the largest number of active listings — around 166 homes on the market at once. For a family-oriented pocket of west-end Kanata, that is a lot of choice in one place.

Everything in this report is an asking price or a count of live listings. None of it reflects sold or closed deals — that data isn’t part of what I’m working from here. What it does show, clearly, is how much is available right now and what sellers are asking for it.

What Sellers Are Asking

The median asking price sits in the low-$600Ks — around $633K — which makes Emerald Meadows and Trailwest one of the more attainable family-home markets among Ottawa’s suburbs at this scale of inventory.

The spread is wide, too. Active asking prices run from roughly the low-$400Ks at the entry end up to the mid-$900Ks for the largest and most upgraded homes. That range tells you this is a real mix — townhomes and starter detached at one end, executive family homes at the other — not a single cookie-cutter product.

A Patient, Balanced Pace

Homes here are sitting on the market for about two months on average — roughly 66 days. That is a measured, balanced pace. It is neither a frenzy nor a stall.

For buyers, that pace is a gift. You generally have time to tour more than once, line up your financing, and make a considered offer rather than a panicked one. For sellers, it is a reminder that a home priced ahead of its competition can sit — and that buyers in this neighbourhood are comparison shopping.

Why the Choice Matters for Buyers

With this many homes listed at the same time, buyers here are in an unusually strong spot:

  • You can be selective — hold out for the right lot, layout, or finish instead of settling on the first decent option.
  • You can compare directly — when several similar homes are listed at once, overpriced ones stand out, and so do the genuine values.
  • You have room to negotiate — a balanced pace and deep inventory mean fewer bidding wars and more reasonable back-and-forth.

Come with a clear must-have list. In a market this deep, knowing what you actually need keeps you from drowning in options.

Pricing Advice for Sellers

If you are selling in Emerald Meadows or Trailwest, the single most important thing to understand is that you are competing against 150-plus other active listings, many of them genuinely similar to yours.

Price against that live competition — the homes a buyer will click on right before and right after yours — not against a number you hoped for or heard about last year. A home priced sharply, staged well, and photographed properly is what gets noticed when a buyer is scrolling through dozens of options. Overprice it, and in a market with this much choice, buyers simply move to the next listing.
